Please keep this Newsletter for Office Policies and How to Guide and for your information needs. It will contain information and phone number to contact Delmarva Power & Light, City of Wilmington Water Department in case of emergency.

It is very important to call the Office with any and all Maintenance Request Policy and then to immediately follow up with a CERTIFIED letter in writing.

Please refer to the next page and it will give you a sample of how to submit a MRP letter that will turn into a ticket for our Maintenance Crew Worker.

MAINTENANCE REQUEST POLICY
• Except in the case of an emergency, all maintenance requests are to be made in writing.
   Mailed the office at P.O. Box 1083, Wilmington, DE 19899.
• The Emergency Notice will still need to be in writing but will be addressed immediately.
• We will schedule you for repairs and/or estimate of repairs upon our receipt of your request.
• For properties that have security systems and/or pets, it is required that the tenant is present, or makes arrangements to allow us access to the property.
• For major repairs, we require at least three estimates; therefore, we will need access each time for each estimate.
• If we schedule to make the repairs to the property, and you refuse to allow us in at the schedule time, you will be charged a fee of $25.00 and jeopardize your continued residency of the unit.
• If we schedule for an inspection or estimate for repairs, and you (if required) are not present, you will be charges a fee of $25.00 and jeopardize your continued residency of the unit.
• If we schedule a property inspection, and you (if required) are not present, you will be charges a fee of $25.00.
• We will make every effort to accommodate your schedule, however, please remember that a delay in access to your house/apartment means a delay in repairs.
• A notice will be left for you that maintenance has been in your unit, when applicable.
• Please notify us immediately if you are experiencing a problem with your unit. Delays in request for maintenance cost us additional fees depending on the severity of the damage.

Instant Ticketing Citation Alert from the City of Wilmington


Dear Tenants,

Please make sure that your trash goes out only on your designated date & time. WHY? If not, then the City of Wilmington can Instantly Ticket you. The Instant Ticket System that City of Wilmington already has set into play will send this to picture ticket to us. What happens is if your trash, debris or high grass isn’t maintained then you can receive a $50.00 ticket instantly. A City of Wilmington inspector will take a picture of your back or front yard, curb, and or porch and send a citation to you without a warning. If this ticket is not paid in 30 days then the citation doubles, and then in another 30 days possibly will triple.
